The "Nearly Wholesale" Process For a Manufactured House to Utah

Your responsibilities:
Find your own land / park space
Obtain city/county/state permits as required
Arrange for your own financing with your local lender
Find your own sub-contractors local to your area
Foundation/excavation sub-contractor
Sewer/septic contractor
Water/Well contractor
Electrical contractor
Arrange for transportation (we can help if required)
Manufactured home installation contractor
Interior drywall, tape, finish work contractor
If any of the above seems intimidating to you, please let us know and we will provide whatever consulting we can, but, the final decisions and responsibilities are yours.
Once you are pre-qualified with your local lender, we can start providing you quotes and pricing. We will ask you to forward a pre-qualification letter to us so that we can start the quoting process.
Once you have decided on the model and signed off on the order sheet, we will require full payment for your house prior to the factory building the house. We hope you understand the "Nearly Wholesale" process is intended to save you considerable money and as such, you will have "Nearly Wholesale" terms like full house payment prior to building.
Upon completion of construction of your house at the factory, you can have the transport company accept delivery on your behalf or have us accept delivery on your behalf.
Arranging transportation: We will maintain a list of transit providers that you are free to obtain quotes from or you may find providers closer to your end of the trip. Additionally, depending on availability, Jensen Homes may be able to provide transportation using our trucks in an effort to save you some money.
Once the house leaves the factory, "you own it". You are responsible for all arrangements with the freight company, payment, disputes, accidents, damage, permits, pilot cars, delays, and other items. You will need to communicate with the transport company, provide suitable access to the final location, and any other requirements to getting the house to the final location.
When the house is delivered to your site, you will then need to coordinate with YOUR installation crew. These people need to be experienced, licensed, and insured as per all local standards and requirements. Depending on the installation, this step can be DANGEROUS and significant risk to property, life, and limb may occur.
Generally the Installation Crew will move the home on to the foundation (if present), block/support the home from underneath, bolt sections together, tie-down the home as per local/HUD requirements, complete the roof, exterior siding, and any other requirements contracted.
Then the Inside Crew (may be the same as the Installation Crew) that YOU hired can begin the finish process. They will have to "marry" the sections together using sheetrock, mud, texture, and paint as required. There are different ways to perform this task, so please find a crew that meets your needs. You will also need to make arrangements to have the carpet installed.
During the process and transit, cracks in the sheetrock will occur, tile may come loose, doors may need adjustments, minor water leaks may occur from new fixtures, and other issues. Since you are buying the homes "Nearly Wholesale" and taking advantage of considerable savings, these service issues will be YOUR responsibility. You might have to test and fix plumbing, electrical, paint, siding, sheetrock, and other items and you should plan/budget accordingly.
